How long does the process take?

Every property is unique, and timelines can vary depending on the municipality. Our initial due diligence typically takes around 90 days. A development contract may be completed in as little as six months, though some projects can extend beyond a year when additional county or city approvals are required.

Do I need to prepare or develop the land before selling?

No. You don’t need to do any work. Our team handles all zoning research, engineering, subdivision planning, and permitting once we begin the process.

Are you a cash buyer?

We’re a developer-buyer. We primarily use a Development Contract for larger parcels. When a tract is feasible for subdivision, the price is based on what the county or city will allow us to build. If approved, we can pay much more for a subdivision than a corn field!

What happens after I submit my information?

We’ll review your property details and contact you to discuss its development potential. If it’s a good fit, we’ll present a Development Contract and handle all the due diligence and closing steps.

Can you still buy my land if it doesn’t have water or sewer?

Yes — but the offer and feasibility will depend on utility access. In some cases, lack of water or sewer can affect the price or project viability. We’ll include all utility considerations in our feasibility review.

What if the property is inherited or owned by multiple family members?

That’s very common. We regularly work with estates, inherited land, and multiple owners. Our team can help guide you through the legal steps to make the sale as smooth as possible.

Do I have to pay for surveys, permits, or engineering?

No. Once we’re under contract, Southern Acres covers all development-related costs during due diligence. You’ll only be responsible for your standard seller-side closing costs.

Will selling my land affect my neighbors or surrounding properties?

We work closely with counties, engineers, and local stakeholders to ensure responsible growth. Our goal is to create well-planned neighborhoods that complement surrounding areas.

Can I still sell if I live out of state?

Absolutely. Many of our clients live outside South Carolina. We handle everything remotely and coordinate closing with a local attorney so you don’t have to travel.

How much will you offer for my land?

Our offers are based on your property’s development potential, not just its current raw land value. We evaluate zoning, utilities, access, topography, and the number of buildable lots the land could support. If the property is suitable for a new neighborhood, we structure a Development Contract that often results in a higher price than a typical “cash buyer” offer — because the value is tied to future development potential, not a quick resale.
